I 12 Feb 1829. Will of Joseph Howe [I] (of Coventry, silkdyer) which left all realty and residuary personalty to his brother John Howe [I] (of Coventry, silkdyer) and brother-in-law John Herbert (of Coventry, silkman) for sale and investment of the proceeds in order to pay the money to his wife Lucy Howe [I] during her widowhood and then equally between his children (and issue) at 21; the three named relatives will act as executors.
II 5 May 1835. Codicil which added the testator's friend Richard Kevitt Rotherham junior (of Coventry, watch-manufacturer) and his own brother-in-law Thomas Morris junior (of Coventry, silkman) to the executorship.
III 27 Jan 1839. Joseph Howe [I] died, leaving his wife Lucy [I] and children Lucy [II], John [II], Hannah Howe, Joseph [II], Mary Elizabeth Howe, Charlotte Ryley Howe and Margaret Howe.
IV 27 Feb 1839.Testamentary papers proved in the Prerogative Court of Canterbury by John Herbert, Richard Kevitt Rotherham and Thomas Morris.
V 8 Dec 1855. Joseph Howe [II] died an intestate bachelor, and was buried in Coventry Cemetery.
VI 27 Apr 1856. Lucy Howe [I] died, and was buried in Coventry Cemetery.
B As to One-Sixth Thereof
VII 18 Dec 1844. Marriage Settlement whereby, having recited: firstly, that William Ratliff (of Coventry, ribbon-manufacturer) was to marry Lucy Howe [II] junior (of Coventry, spinster; aged 20 years, 1 month) at Saint John Baptist's; secondly, I-IV; thirdly, Joseph Howe [I]'s children; and fourthly, that the betrothed couple and the bride's mother Lucy Howe [I] senior (of Coventry, widow) had agreed that Lucy [II]'s property should be vested in Robert Watts Draper (of Kenilworth, Warwickshire, farmer) and John Howe [II] (of Trinity College, Cambridge, esquire; aged 18): therefore William Ratliff undertook that, if Lucy Howe [II] junior reached her majority, he would assure her inheritance to Robert Watts Draper and John Howe [II] as trustees for sale after the couple had died; power for Robert W. Draper and the adult John Howe [II] or by successive default W. Ratliff and surviving trustees to appoint new ones.
VIII 27 Apr 1857. Conveyance whereby, having recited: firstly, I-IV; secondly, Joseph Howe [I]'s widow and children, of whom Joseph [II] had died but Margaret was still a minor; thirdly, that William Ratliff (of Coventry; formerly a ribbon-manufacturer but then a brewer) married Lucy Howe [II] on 19 Dec 1844 at Saint John Baptist's; fourthly, VII; fifthly, that John Howe [I] died on 19 Feb 1839 and was buried at Saint Michael's; sixthly, that John Herbert died on 17 Oct 1846 and was buried at Saint Michael's; seventhly, V,VI; eighthly, that Joseph Howe [II]'s having predeceased his mother meant that his potential share in the property was split into six when she died, hence Richard Kevitt Rotherham and Thomas Morris requested a conveyance of the Ratliffs' share and Reverend John Howe [II] (of Knowle, Warwickshire, clerk in Holy Orders) had agreed to participate; and ninthly, that Richard K. Rotherham and T. Morris had paid appropriate profits respectively to Robert Watts Draper (formerly of Kenilworth, Warwickshire, [no trade] but then of Lymm near Warrington, Lancashire, tanner), "the said" John Rotherham [I] and Reverend John Howe [II]: therefore for 10/- each R.K. Rotherham, Morris, John Howe [II], Robert Watts Draper, J. Rotherham [I], William Ratliff and Lucy Ratliff conveyed to John Clowes (of Coventry, gentleman [silkdyer]) a one-sixth share of Joseph Howe [I]'s property as scheduled, to the successive uses of John Clowes and of Robert W. Draper, J. Rotherham and John Howe [II].
Second Schedule: CCA/2/3/55/14's plot with ten messuages which Joseph Howe [I] built thereon, inhabited by Widow Marsh, - Holt, Thomas Lithgoe, David Barton, David Whitehead, Harriet Hayward, Joseph Sharpe, Joseph Pritchard, Richard Chinn and Samuel May.
IX 28 May 1857. Married Woman's Certificate for VIII which Lucy Ratliff acknowledged.
X 10 Jan 1868. Deed Poll (endorsed on VIII) by William Ratliff, Lucy Ratliff, Robert Watts Draper, John Rotherham [I], John Howe [II] and John Rotherham [II] junior (of Coventry, watch-manufacturer) whereby, having recited: firstly, that Richard K. Rotherham and J. Rotherham [I] wished to be discharged from the trust; and secondly, that the trust estate comprised one-sixth of Joseph Howe [I]'s property: therefore that was done; John Howe [II] declared that he continued as a trustee.
XI 10 Jan 1868. Appointment of New Trustees (endorsed on VIII) whereby, having recited: firstly, that Robert Watts Draper and John Rotherham [I] wished to be discharged from the settlement-obligation; and secondly, X: therefore (for 10/- paid by John Clowes to each of Robert W. Draper, J. Rotherham [I], John Howe [II], William Ratliff and Lucy Ratliff) R.W. Draper, J. Rotherham [I] and John Howe [II] consigned the premises to J. Clowes for his use, John Howe [II]'s and that of John Rotherham [II] junior (of Coventry, watch-manufacturer).
XII 9 May 1889. Lucy Ratliff died, and was buried at Keresley, Warwickshire.
XIII 15 Jul 1889. John Howe [II] died, and was buried at Knowle.
XIV 23 Jun 1890. Succession Duty Receipt for money payable by Lucy Ratliff upon Lucy Howe [I]'s death.
C As to Three Other One-Sixth Parts Thereof
XV 27 Apr 1857. Conveyance whereby, having recited: firstly, 1-IV; secondly, Joseph Howe [I]'s widow and children, Hannah Howe being shown as the widow of Johnson Bourne; thirdly and fourthly, John Howe [I]'s and John Herbert's deaths; fifthly, Joseph Howe [II]'s and Lucy Howe [I]'s deaths; sixthly, that Reverend John Howe [II] had become entitled to a one-sixth share of the estate upon L. Howe [I]'s decease, as had the Coventry spinsters Mary Elizabeth Howe and Charlotte Ryley Howe for two more, with which John Howe [II] agreed as Joseph Howe [II]'s heir at law; and seventhly, that Richard Kevitt Rotherham and Thomas Morris had paid over the respective moneys since L. Howe [I]'s death: therefore for 10/- each Richard K. Rotherham, T. Morris, John Howe [II], Mary Elizabeth Howe and Charlotte Ryley consigned to John Clowes their shares of scheduled property so that he might hold one sixth each on behalf of John Howe [II], Mary E. Howe and Charlotte R. Howe; John Howe [II] declared against dower.

D As to Another One-Sixth part Thereof
XIX 27 Apr 1857. Conveyance whereby, having recited: firstly, I-IV; secondly, Joseph Howe [I]'s widow and children; thirdly, that Hannah Howe married Johnson Bourne (of Coventry, esquire) on 3 Oct 1848 at Saint John Baptist's and that their 28 Sep 1848 marriage settlement (having rehearsed: first, that Johnson Bourne was to wed Hannah Howe; second, Joseph Howe [I]'s death, issue, will and codicil; third, that Lucy Howe [I] was still alive; and fourth, that it had been agreed that H. Howe's right in the premises should be entrusted to Reverend John Howe [II] and William Ratliff) for 10/- entrusted H. Howe's share in the property to John Howe [II] and W. Ratliff for the successive uses of herself until the nuptials, her for life, J. Bourne for life and their children (and issue) with cross-remainders [so that if a child or its issue died the siblings would share its part equally]; fourthly, John Howe [I]'s, John Herbert's, Joseph Howe [II]'s and Lucy Howe [I]'s deaths; fifthly, that Johnson Bourne died on 14 Jul 1856 and was buried in Coventry Cemetery; sixthly that, as Hannah Bourne's trustees, John Howe [II] and William Ratliff were entitled to a conveyance, to which the said John Howe consented as his deceased brother's heir at law; and seventhly, that Richard Kevitt Rotherham and Thomas Morris had paid appropriate rents since L. Howe [I]'s death to John Howe [II], Ratliff and Hannah Bourne (then described as of Coventry, widow): therefore, for 10/- apiece, Richard K. Rotherham, T. Morris, John Howe [II], Ratliff and Hannah Bourne conveyed to John Clowes the one-sixth share.

XX 14 Jul 1856. John Bourne died, and was buried at Coventry Cemetery, leaving his widow Hannah and children Eustace Howe Paty Bourne, Alice Mary Bourne and Charlotte Isabel Bourne.
XXI 17 Sep 1861. Hannah Bourne died, and was buried at Coventry Cemetery.
XXII 21 Mar 1864. Eustace Howe Paty Bourne died, under age and unmarried, and was buried at Coventry Cemetery.
XXIII 22 Oct 1889. Charlotte Isabel Bourne married Reverend George Cuffe at Saint John Baptist's.
XXIV 23 Oct 1890. Succession Duty Receipt for money payable by Hannah Bourne upon Lucy Howe [I]'s death.
E As to the Remaining One-Sixth Share
XXV 17 Nov 1858. Conveyance whereby having recited: firstly, I-IV; secondly, Joseph [I] Howe's wife and children, all the survivors of whom had reached adulthood; thirdly, John Howe [I]'s, John Herbert's, Joseph Howe [II]'s and Lucy Howe [I]'s deaths; fourthly, that Margaret Howe (of Coventry, spinster) was entitled to a one-sixth share of the estate and that Reverend John Howe [II] had agreed to participate as his deceased brother Joseph Howe [II]'s heir at law; and fifthly, that Richard Kevitt Rotherham and Thomas Morris had paid appropriate profits on Margaret Howe's behalf since L. Howe [I]'s demise: therefore for 10/- each Richard K. Rotherham, T. Morris and John Howe [II] conveyed to M. Howe her share of the premises.

XXVI 16 Jun 1860. Marriage Settlement whereby, having recited: firstly, that John Rotherham [II] junior was to marry Margaret Howe; and secondly, that she was entitled io a one-sixth share of premises shown in six schedules thereto: therefore for 10/- she entrusted her interest to Reverend John Howe [II] and Alexander Rotherham (of Coventry, silkdyer) for the successive uses of herself during her lifetime and John Rotherham [II] "with remainders over" [to their children and issue], with power of sale.

XXVII 19 Jun 1860. Margaret Howe married John Rotherham [II] at Holy Trinity.
XXVIII 15 Jul 1889. John Howe [II] died.
XXIX 12 Apr 1884. Margaret Howe died, and was buried at Keresley.
XXX 23 Jun 1890. Succession Duty Receipt for money payable by Margaret Rotherham upon Lucy Howe [I]'s death.
F As to the One-Sixth Share formerly belonging to Miss Charlotte Ryley Howe
XXXI 15 Apr 1863. Marriage Settlement whereby, having recited: firstly, that Charles Bennett Roche (of Daventry, Northamptonshire, gentleman [solicitor]) was to marry Charlotte Ryley Howe; and secondly, that she was entitled to a one-sixth share in property shown in six schedules; therefore for 10/- she entrusted Reverend John Howe [II] and Walter Federau Nokes (of Finch Lane, London, gentleman) with her share of Joseph Howe [I]'s estate; to be held to the successive uses of herself until marriage, her for life and Charles Bennett Roche for life "with remainders over", with power of sale and to appoint new trustees.

XXXII 16 Apr 1863. Charles Bennett Roche married Charlotte Ryley Howe.
XXXIII 20 Oct 1891. Appointment of a New Trustee, supplemental to XXXI, whereby, having recited: firstly, that John Howe [II] died on 15 Jul 1889 and was buried at Knowle, Warwickshire; and secondly, that Walter Federau Nokes (formerly of Finch Lane but then of 57, Basinghall Street, both in London, gentleman) had agreed at the request of Charles Hubert Roche (of Daventry, Northamptonshire, gentleman) and Charles Bennett Roche to appoint the former a trustee in John Howe [II]'s place: therefore that was done.
G As to the One-Sixth Share formerly belonging to Reverend John Howe [II]
XXXIV 17 Apr 1889. Will of John Howe [II] (of Knowle, Warwickshire, clerk [in Holy Orders], vicar of Knowle and honorary canon of Worcester):as PA849/30/5.I but for 34 messuages in Spon Street, Union Place and Sovereign Place (then or late occupied by Perkins, Lynes, Pearman et al) for sale immediately after his widow's death or remarriage.
