Whereby, having recited: firstly, a 9-10 Dec 1830 mortgage (made between Thomas Bond (of Warwick, pattern-maker) of the first part, Thomas Hunt (of Leamington Priors, Warwickshire, bricklayer) of the second, and William Jeffs (of Harbury, Warwickshire, labourer) of the third) which rehearsed (i) a 25-26 Feb 1828 mortgage (made between T. Hunt, John Lampray and T. Bond) of the land to T. Bond for £150 with interest, (ii) that the 1828 deed's principal and interest had been paid pn 27 Nov [1830] to Bond by Hunt but that the premises had not been reconveyed, and (iii) that W. Jeffs was (in 1830) willing to lend Hunt £170, hence (in consideration of £170 paid by Jeffs to Hunt, and of 10/- paid by Jeffs to Bond) Bond (on Hunt's behalf) had (in 1830) conveyed to Jeffs land at Newbold Comyn in Leamington (part of "Farr Ground" or "Lackbridtge" alias "Lakebridge", later called "Coles Close" and covering 119.5 square yards, adjoining on the north and west John Shirley's land, the new Russell Street on the east, and Matthew Chinn's premises on the south) together with tithes, a house built by Hunt and the right of road from the premises' west side to Russell Street; secondly, that the principal was still due; thirdly, that William Buddle senior and William Buddle junior (of Leamingtron, builders) had agreed to buy the premses, subject to the mortgage, for £160; and fourthly, that William Edwards (of Stankhill, Budbrooke parish, Warwickshire, esquire) has agreed to buy the property instead of the Buddles for a like sum: therefore (in consideration of £160 paid by W. Edwards to Hunt and of 10/- by the former to each Buddle) Hunt (on behalf of the Buddles) conveys the premises to Edwards (subject to the mortgage) to the successive uses of Edwards for life, Thomas Henry Blackburn Venour (of Leamington, gentleman) as trustee, and Edwards and his assigns.
