I 28 Oct 1718. Probate Copy of the Will of Margaret Withers of Coventry, leaving messuages to her nephew Benjamin Wright with remainder to his daughters Elizabeth and Anna.
II 1. 20 Jul 1726. Copy of the Will of Benjamin Wright (of Weston, Shropshire, gentleman) leaving half his Coventry property to each of his daughters Elizabeth and Anna and their heirs, with cross-remainders; residuary estate to his wife and executrix, Ursula.
2. 19 Aug 1736. Probate of II1.
3. C. Feb 1732. Benjamin Wright's death in London and burial at Saint Mary Magdalene's, Bermondsey[, Surrey].
4. 7 Mar 1729. The burial of Elizabeth Wright, spinster at the same place.
5. Anna Wright's consequent entitlement to her sistrer's moiety.
III 23-24 Jan 1740. Lease and Release whereby (in consideration of £10 from William Richardson (of Saint Mary Magdlane parish, Bermondsey; cousin of Anna Wright) and 5/- from Charles Trinquand (of Saint Dunstan's-in-the-West, London barber and periwig-maker)) Anna Wright (of Saint Mary Magdalen parish, Bermondsey, Surrey, spinster) sold C. Trinquand (a) a pasture beyond Well Street Gate, Coventry (near Hill Cross; being the "Corner Close" adjoining a lane thence to Hill Mill, occupied by Saint John King junior and planted with fruit-trees) and (b) Doe Bank in the Coventry suburbs (let to James Boydell; adjoining Windmill Hill Field on the east, the River Sherbourne on the west, "Cow Close" on the north and the meadow tenanted by Sauel Hully on the south), both to the successive uses of Anna Wright for life, her bodily heirs, W. Richardson and his heirs, A. Wright and her heirs, and of W. Richardson and his heirs if A. Wright predecease him childless.
IV 8 Feb 1743. Deed of Confirmation whereby, having recited: firstly, III; secondly, a 24 Jan 1740 marriage settlement whereby Anna Wright entrusted to Charles Trinquand £600 charged upon hereditaments in Newton, Wolverley Northwood and "Wemm" [Wem], Shropshire in trust for William Richardson after her death; and thirdly, that J. Riding was about to marry A. Wright: therefore A. Wright (at the behest of John Riding of Saint Ann's parish, Soho, Middlesex, gentleman) assured W. Richardson of his interest; covenant for further assurance.
V [After J. Riding's death] Anna's marriage to Seth Nelson [I] in Sep 1753, they living at Ramsden [Bellhouse], Essex; Ursula Wright's burial at Bermondsey on 11 Jan 1756 although she had lived at Ramsden.
VI 1. 14 Aug 1740. Will of Ursula Wright whereby she left her residuary estate to Anna, making her and Richard Ireland (of Thomas Street, London, cheesemonger) her executors.
2. The will's not being proved, and no other will's having been found.
3. Anna's consequent entitlement to the second moiety of the Coventry property but her subsequent death (so her method of acquisition is practically irrelevant).
4. Anna Nelson's burial at Bermondsey on 5 Mar 1757.
VII 1. 11-12 Jul 1757. Lease and Release whereby, in consideration of £358/15/-, Sir William Richardson (of Saint Mary Magdalen parish, Bermondsey, Surrey, knight) and Dame Sarah his wife sold III's premises to Seth Nelson [I] (of Ramsden Bellhouse, Essex, gentleman).
2. Note of PA101/8/181's statement that John Morfitt and Henry Perkins [I] were S. Nelson [I]'s heirs through their mothers (Rosamond Morfitt and Eleanor Perkins), being seised jointly of S. Nelson [I]'s property subject to the right of his wife Sarah (later Perry).
VIII 20 Apr 1727. Will of Henry Perkins [I] which entrusted to William Dickenson, banker, and Edward Palmer, esq. (both of Birmingham) his messuages at Rothwell, Yorkshire, and Hatton and Haseley, Warwickshire, together with a moiety of his Ramsden and Coventry lands, upon trust for sale.
