Whereby, having recited: firstly, PA491/97/11-13; secondly that, by three further bonds of the same date as this mortgage, Sarah Jackson (of Coventry, widow) is bound to each of Henry Butterworth (of Saint Michael's parish, Coventry, joiner), Joshua Jefferies (of Holy Trinity parish, Coventry, ribbon-weaver) and Samuel Claridge Green (of Saint Michael's parish, Coventry, ribbon-weaver) in £164 for payment of £82 within one month of her death, along with interest, which latter three bonds have been given as security for Henry Butterworth et al's interest in the late John Jackson's personalty to which Sarah Jackon is entitled for life; thirdly, that the £84/4/- sums have not been paid; and fourthly, that Henry Butterworth et al need further security for those sums and payment of the £82s: therefore for 5/- S. Jackson secures to H. Butterworth et al (a) the part messuage, described as in PA491/97/5, which adjoins (b) south and another messuage of hers north; (b) one room or chamber on the eastern side of Mill Lane described as in PA491/97/9, formerly occupied by Joseph Tollton but now vacant; and (c) an ancient messuage (or part of a messuage) with backland which extends from the messuage to William Jenson's [recte Jesson's] mound or wall (sometime occupied by William Pooley) for 37 yards, 1 foot, 10 inches, with a breadth of 21 feet by the wall at the upper end which pertains to the shop of a messuage sometime [the coppersmith] Lawrence Wright's and heretofore enjoyed by Thomas Pincher, at the lower end 22 feet at the back of the messuage, which property lies on the western side of Much Park Street (formerly part of the clothworker Bryan Moor's house) and adjoins on the south a new messuage which William West bought with (c) from John Taylor (yeoman) and John Ford (carpenter) [no northern bound], this deed's one ancient comprising two bays with a frontage of 18 feet 9 inches (excluding a pilaster 2 feet broad) which William West sold to Thomas Haswell who by his 7 Feb 1733 will left it to his namesake grandson who conveyed it to Joseph Rann (of Coventry, clerk [in Holy Orders]) and William Dadley (of Coventry, gentleman [attorney], his trustee, since deceased) and which Joseph Rann conveyed to S. Jackson (by deeds dated 9-10 Oct 1782) with liberty to add any new build to the "toothing" of the pilaster on the north - which old building consists of three bays backwards plus part of a garden (successively occupied by (1) Christopher Claridge, Robert Ryley and William Ilford [recte Widow Ford - see CCA/2/3/782/3], (2) William Freckleton [bricklayer], (3) John Taylor, deceased) with access to the new messuage's passageway which leads to the garden: fifthly, that on 26 Oct 1784 the mayor, bailiffs and commonalty let in fee farm to S. Jackson two messuages on the southern side of New Street (between a tenement successively held by Widow Morris, Widow Burns and Samuel Rencher on the east and one which Henry Cashmore built (the dwelling of Percival Mann) on the west, having a 9.5- yard frontage and 7.25 yards deep, together with two gardens behind (9.5 yards X 8.75 yards)), one of which messuages was lately occupied by Thomas Adrington but now by -, the other one by Benjamin Price but now by -, to be held for 21 years at 20/- per annum [from date unspecified]; sixthly, that on 11 Mar 1771 Saint Michael's churchwardens (John Simpson (barber and perukemaker), William Marsh (silkman), Christopher Wright (gentleman [attorney]), Thomas Clay (silkman), Richard Adams (silkman) and Richard Kevitt (parchment-maker)) and overseers (Samuel Johnson (silkweaver), Stephen Shakespeare (silkman) and Joseph Paxton (mercer and draper)) let to Christopher Jackson (of Coventry, carpenter) a messuage with lands on the southern side of Gosford Street (successively let to William White (gentleman) and Mrs. Hales (widow) but then untenanted) from [25 Mar 1771] for 42 years at £10 per annum; and seventhly, that, as Christopher Jackson's legal representative, S. Jackson is entitled to the Gosford Street lease's residue: therefore for another 5/- she charges to Butterworth et al all the premises, the leaseholds for the terms' remainders, so that she might repay the mortgagees their respective £84/4/-s and £82s with interest on 2 Feb [1787] or by her personal representatives within one month of her death.
