Whereby, having recited: firstly, that Richard Booth (formerly junior; of Foleshill Road[, Bishopgate Green], Coventry, gentleman) by his 28 Nov 1857 will left Smithford Street, Well Street, King Street and Bishop Street messuages and three pieces of land which were formerly parts of Swan Croft beyond Bishop Gate, along with tithes, to his wife Hannah and to Rufus Richard Dix (in 1860 described as of Coventry, gentleman), William Franklin (in 1860 of Coventry, ribbon-manufacturer) and William Matthews (in 1860 of Coventry, gentleman [builder]) for sale within twelve months of his death; secondly, that Richard Booth died on 2 Sep 1859 and that his will was proved in the Principal Court of Probate on 5 Nov [1859]; thirdly that, at the "Cranes" Inn, Coventry on 26 Jul [1860], lots 25-27 were sold for £111/3/- to Thomas Barnes (of Coventry, carpenter); however, fourthly, that Joseph Ballard (of Coventry, plasterer; a bachelor on 2 Jan 1834) has since contracted to buy this deed's part thereof; and fifthly, that Hannah Boorh died during Oct [1860] and was buried at Hill Street Burial Ground: therefore (in consideration of payment by Joseph Ballard of £57/4/- to Rufus Richard Dix et al and of 10/- to Thomas Barnes) Rufus R. Dix et al and T. Barnes sell J. Ballard 352 square yards with a frontage of 28 feet 6 inches to Chapel Street (part of Orchard Close or Home Close (3a.) which was successively occupied by Robert Simpson, Thomas Mason and Richard Booth senior), bounded west by the street, north by the rest of lots 25-27, east by another part of the close which Richard Morris purchased and by other of that man's premises, and south by the chapel and its schools - as shown in pink on a marginated plan - together with tithes and use of Lamb Street and Chapel Street and with access into Well Street and Upper Well Street; R.R. Dix et al covenant to produce scheduled deeds.
