Whereby, having recited: firstly and secondly, PA2770/52/1.IV,V; thirdly, PA2770/52/1.XI; fourthly, PA2770/52/1.XII,XIII; fifthly, that Charles Rose died on 2 Feb 1877 [sic] and was buried at Saint Peter's, Coventry; sixthly to eighthly, PA2770/52/1.XV-XVII; ninthly, that the principal alone was due; and tenthly, that John Smith (of White Street, Coventry, maltster) and Frances Rose (of Adelaide Street[, Hillfields], Coventry, widow) had agreed to sell the premises to James Philip Pile (of Dublin[, Ireland], builder) for £3,500: therefore (in consideration of payment by James Philip Pile of £600 to Thomas Browett (of Coventry, gentleman [solicitor]), £1,450 to John Smith and £1,450 on Frances Rose's behalf to Thomas Rose (of Swanswell Street, Coventry, coalmerchant), Hannah Taylor (of Adelaide Street aforesaid, widow) and Frank Rose Taylor (of Stoke near Coventry, electroplater)) Thomas Browett, J. Smith and F. Rose convey to James P. Pile a 23,111 square yard parcel bounded north by Harnall Lane (formerly Arnolds Lane), west by Adelaide Street, (late occupied by William Trickett et al, now vacant) as shown on this deed's second skin [which has 490 square yards separate that had been owned by Edmund James Rose and Charles Graham Rose]; Smith and F. Rose covenanted to produce scheduled deeds.
