Whereby, having recited: firstly, PA2473/5/2/5; secondly, James Betty's death on 17 Aug 1893 and the probate of his will; thirdly, that he possessed this deed's premises absolutely when he died; fourthly, that David Moss (late of Keresley, Warwickshire but now of 22-30, Adeline Street, Oakland, California, United States of America) and John Orton junior (of Foleshill, Warwickshire, medical doctor) have discharged all the testator's debts and legacies except the £2,400; fifthly, that they have paid the nieces £400 each on behalf of Eliza Betty (of "Queenswood", Keresley, widow); and sixthly, that it has been agreed that David Moss and John Orton junior should convey the premises to Eliza Betty as below: therefore D. Moss and John Orton convey to E.Betty "Queenswood Cottage" (successively inhabited by Alexander Rotherham, Thomas Clarke and E. Betty), Shoulder of Mutton Close, Soden's Field and Little Soden's Field, First Keresley Ground ([sometime reckoned as] 8a. 3r. 24p.; successively occupied by Alexander Rotherham, Thomas Clarke and -), the 1r. 31p. plot which now with the lastnamed totals 7a. 2r. 8p., and Mionks Wood Close (successively held by A. Rotherham, T. Clarke and -; 5a. 1r. 17p.), all shown as edged green on the plan which forms part of a 29 Mar 1885 deed (wherein William Burton, Junius Eaves Minett, Herbert Samuel Read and Charles "Emanuel" Evans were of the first part, J. Betty of the second).
