Whereby, in consideration that John [II] Allen (of Nailcote Hall, Berkswell parish, Warwickshire, gentleman) is to marry Sarah Newnham (of Alvechurch, Worcestershire; eldest daughter of Thomas Newnham, gentleman), and of payment to the bridegroom of £200 by Thomas Newnham and 5/- by that man and John [I] Lant (of Allesley, Warwickshire, gentleman), John [II] Allen entrusts T. Newnham and John [I] Lant with a messuage, Barn Croft, "the Croft lyeing betwixt the house and the meadow", "the said meadow" in three parts, a little coppice adjacent to the meadow, Nether Field, "Middlefield", "Three Acres", and Upper Field or Great Field, all in Nailcote End, Berkswell (successively occupied by Leonard Kimberley, William Bennett and now J. [II] Allen): to be held for the successive uses of J. Allen until marriage, him for life, the trustees to preserve contingent remainders [i.e. interest of one's heirs, in the order of sons (and their issue) by seniority, then all the daughters (and their issue) together, grandchildren dividing their deceased parents' shares], Sarah Newnham for life, the couple's sons (and issue) by seniority, their daughters in common and their heirs, and Allen's right heirs; either the couple or Allen as a widower may charge the estate with at most £300 to raise portions for younger children, and he may grant leases of up to 21 years; covenant against claims via either John Whitehead or his wife Katherine; the arrangement is subject to the bequest for the Berkswell poor created under PA1049/18/3; covenant for further assurance within twelve years and ten miles.
