Whereby, having recited that Abraham Awson (of Coventry, gentleman; only son of Thomas Awson of Coventry, gentleman, deceased) is to marry Elizabeth Kirkman (of Coventry; spinster-daughter of John Kirkman of Coventry, silkman), therefore (in consideration of £1,500 paid by John Kirkman to Abraham Awson now and £500 during Kirkman's life or at his death, and of 5/- by William Kirkman (of London, linen draper) to A. Awson) Awson entrusts J. and William Kirkman with (a) a messuage with appurtenances and Colebornes Close at Ryton-upon-Dunsmore, Warwickshire (occupied by John Boddington); (b) (i) two parcels enclosed under the 1 George III Ryton Inclosure Act, which together total 28a. 2r. 18p., of which one lies in Welford Field and is 14a. 3r. 15p. (bounded northeast by the London Road, southeast by the Warwick Road, southwest by a plot which belongs to Edward Bracey with his wife Elizabeth and Richard Bartlett, on part of the northwest by a Home Close belonging to Richard Warwick and his wife Martha, on the rest of that side by Awson's homestead (a)), the other in Hall Field and Welford Field (13a. 3r. 3p.; bounded northwest by Warwick Road, east by the rector of Ryton's land, south and west by the Braceys' and R. Bartlett's land), both allotted to Awson in lieu of one yardland, (ii) 8.5a. in Town Meadow and (iii) the Lammas grounds Megham and Deham [sic]; (c) a messuage with appurtenances at Bedworth, Warwickshire near Bedworth Heath, plus two closes (whereof one was formerly divided into two parts), together 3.5a., also Wood Leys (4a.) beside Bedworth Lane, the Pingle (0.5a.) near Bedworth Lane and against Wood Leys, and two pieces of meadow (7a.) near the messuage which a brook to the south and west divides from the Town Meadow of Bedworth - all occupied by John Harvy; (d) a new barn, a croft where Gurst's Farm used to stand, the several Upper Fields (14a.) and the Neather Grounds (16a.), all in "Anceley" [ Ansley ], Warwickshire, successively farmed by Humphrey Clarke, Elizabeth Clarke (widow), Thomas Tedd and now Thomas Butler; (e) a cottage with croft at [Walsgrave-on-]Sow[e] parish, Coventry along with the adjacent 1a. 1r. 12p. of "Sow Field New Inclosure" (bounded south by William Wale's plot and the aforesaid cottage and croft, west by the road from [Walsgrave] to the Outer Waste, north by Timothy Wood's parcel, east by Benedicta Mills' portion) - all occupied by Thomas Cater; (f) three closes which, together covering 12a., used to be one called Wood Croft, lying in Stoke, Coventry (adjoining the Coventry-Binley road north), successively occupied by Richard Bruce, Thomas Hobbins and now George Roe; (g) two cottages with their appurtenances and six meadow closes, Saint Michael's parish, Coventry county, known as Bradnocks Waste (adjoining Foleshill Heath north, Stoke Heath east), once farmed by the late Thomas Remington [butcher] but now by John Judd [blacksmith]; (h) Paradise Close (1a.) near the site of Coventry's New Gate on the western side of the road towards London, plus a barn which has been converted into stables and a granary, together with a little stable, whereof John Barrington farms the close and occupies the little stable, John Holmes having the rest; (i) Barnesfield alias Baronsfield Lammas close (14a. 2r. 9p.) in Saint Michael's parish, Coventry (adjoining the London road east, Green Lane [Quarryfield Lane] west, Edward Inge (gentleman [attorney]')s Quarry Close north and Whitley Common south) occupied by the said J. Judd; and (j) two-thirds of Pyewell Close [no acreage], Saint Michael's parish aforesaid on the eastern side of the London road near Swift's Corner (occupied by Mary Miller, widow): to be held for the successive uses of Abraham Awson until marriage, him for life, John and William Kirkman to preserve contingent remainders [the interest of one's heirs, in the order of sons (and their issue) in order of seniority, then all the daughters (and their issue together), grandchildren dividing their deceased parents' shares], Elizabeth Kirkman for life, the couple's eldest son, his heirs, other sons and heirs by seniority, the couple's daughters in common with each deceased daughter's heirs sharing her part, and A. Awson's heirs; all subject to a £30 rentcharge which under Thomas Awson's will was made for his daughters Mary and Elizabeth and for their heirs, which however will no longer be laid upon other property mentioned in the will but not in this settlement, and to leases by T. Awson to J. Boddington of (a) and (b) for 21 years from [25 Mar] 1749, by A. Awson to J. Harvy of (c) for fourteen years from 5 Apr 1760, by T. Awson to T. Butler of (d) for 21 years from [25 Mar] 1743, by A. Awson to G. Roe of (f) [sic] for fourteen years from 5 Apr 1759, by A. Awson to Judd of (g) for 21 years from 5 Apr 1758, by A. Awson to J. Holmes for (h)'s stable and granary for ten years from [25 Mar] 1760 and by A. Awson to Judd of (i) for 21 years from 13 Feb 1758; the couple may let property for up to 21 years, and may revoke uses with the trustees' agreement as may A. Awson by deed or will if he survive E. Kirkman.
