Whereby, having recited: firstly, that John Nickson (of Coventry, ribbon-manufacturer) trades as John Nickson & Co. and has an account with Edward Goodall, Thomas Wilmot and Richard Goodall (of Coventry, bankers) as Goodall, Wilmot & Goodall; and secondly that, as the eldest son and heir of Abraham Nickson (of Coventry, shopkeeper, deceased), he possesses a Smithford Street messuage and Foleshill parish, Coventry lands as heir to an intestate father, which he is conveying to the bankers in return for a loan of at most £1,200: therefore for 10/- he and his trustee Thomas Sharp (of Coventry, hat-manufacturer) charge to the bankers (a) a messuage on the southern side of Smithford Street (occupied by Mary Nickson, widow) adjoining a tenement successively inhabited by Joseph Smith, - Atkins (cooper) and now - Greatrix (hair dresser) on the east, one successively held by Jonathan Townsend junior (presser), James Birch (gentleman [attorney]), Thomas Robinson and now William Young on the west, the street on the north and a messuage held by Peter Tomkies on the south; (b) a messuage on the western side of Ensors Yard there formerly inhabited by Samuel Hurley, Samuel Whittem and Mary Cashaw, now by Thomas Swift, Thomas Grimes and her; (c) rooms used by Thomas Swift and Joseph Toogood, adjacent to premises which have been converted into a staircase and landings which are tenanted by [the maltster] John Ballard and J. Toogood on the east, the Quakers' Meeting House on the west, premises occupied by Thomas Taylor and Toogood on the north and T. Swift's said messuage on the south; (d) the southwestern end of a garden on the eastern side of Ensors Yard; (e) joint use of an outhouse there with access along a way 3 feet wide; and (f) joint use of a yard, pump and well, outhouse and dunghill with the occupants of premises which Richard Martin bought and those vested in [the timber-merchant] Henry Butterworth, bearing one-third of the expenses; moreover for another 5/- J. Nickson alone charges to Edward Goodall et al (g)-(i) as PA1023/6(a)-(c): Nickson covenants to insure with the Globe Fire Office for at least £450.
