Having recited: firstly, that Judith Muston (of Coventry, widow; a sister of the late Samuel [II] Craddock of Coventry, maltster) and John Hurst (of Coventry, maltster) with his wife Elizabeth (Samuel [II] Craddock's other sister) are seised of two messuages on the southern side of Spon Street (once occupied by S. [II] Craddock, Judith Muston's late husband John, Rebecca Endsor, John Crump, Widow Butler and William Williamson) and the pastures called Highfield near Summer Lands Butts; and secondly, that Judith Muston and the Hursts have agreed to a partition, to fulfil which she will pay them £55: therefore for that sum they covenant to levy a fine [with William Grove (of Coventry, gentleman [coroner, 1694-95])] for all the property so that the more westerly messuage with a gateway and rooms over, a courtyard extending for 21 yards from the innermost part of the gateway as far as a cross-building and 4 yards broad, rooms to the west of the courtyard, the cross-building with a gateway under the same at the upper end of the yard, a barn used as a cockpit, the western part of the backside as far as the brook, and the part of Highfield staked out as furthermost from its gate, with a messuage across the nearer part, should be to Judith Muston's use; an eastward messuage (detailed) with appurtenances, a pigsty, the eastward part of the croft and the nearer part of Highfield (76 yards from the gate's ditch to the lower meerstone, 64.75 yards from the ditch to the uppermost meerstone) should be to John Hurst's use with remainder to his wife; the parties covenant to produce deeds, and for further assurance and maintenance of the boundaries; the widow's pump shall be moved into the couple's section at equally shared cost; the Hursts will set up a gate at the close's entrance, and will allow Judith Hurst within six months to remove from the messuage allotted to them the cockpens which are her own property: moreover, having recited:- thirdly, PA56/93/4, whose mortgage is still due; and fourthly, that Samuel [I] Craddock also mortgaged the messuages to Francis Harryman [apothecary] for £50, whose money is still due: therefore Judith Muston and the Hursts shall each pay half of the principals and interest, but the couple may charge their share with another £50.
