A As to Part of the Premises Purchased by Mr. Thomas Baildon of Mr. Thomas Goodman:
I 1-2 Jun 1804. Lease and Release with Assignment of Mortgage by Demise for 1,000 Years whereby, having recited: firstly, the 25 Sep 1799 mortgage by demise for 1,000 years whereby for £200 Richard Cattell (late of Coventry, then of Stoke, Coventry, yeoman) and his trustee John [I] Jeayes (of Coventry, lace-manufacturer) charged to Elizabeth Brierley (in 1804 described as of King's Newnham, Warwickshire, widow), Jeremiah Brierley (in 1804 of King's Newnham), John [II] Brierley (in 1804 of Brandon, Warwickshire) and Edward Brierley (in 1804 of King's Newnham), executors of John [I] Brierley (of King's Newnham, gentleman, deceased) a [Great] Butcher Row messuage at the upper end of that street adjoining Popeshead Alley (between one occupied by the painter Joseph Downes on the east, one held by Thomas Baildon (in 1804 of Coventry, chemist and druggist) on the west), successively tenanted by Thomas Holbech, Richard Cattell and then the grocer - Orton; secondly, that by indentures of lease and further charge dated 28-29 Jun 1799 R. Cattell was lent by Thomas Goodman (in 1804 of Coventry, butcher), his wife Mary and his trustee William Hadley (in 1804 of Coventry, baker) £280 subject to the prior mortgage; thirdly, default in payment of the £200; however, fourthly, that the £200 had been discharged that day; and fifthly, that Thomas Baildon had contracted to buy the property from Thomas Goodman for £300: therefore (in consideration of £200 paid by T. Baildon to the Brierleys, £100 by Baildon to T Goodman and 5/- by Baildon and his trustee John Gulson (of Coventry, parchment maker) to T. Goodman and William Hadley) T. Goodman and W. Hadley conveyed the premises to Baildon and John Gulson; moreover for 5/- the Brierleys transferred to Joseph Gulson (of Coventry, parchment maker) the term in trust to attend Baildon's inheritance.
B As to Other Part of the Premises Purchased by Mr. Thomas Baildon of Abel Moyses, esq., and another:
II 1 Jul 1808. Lease and Release whereby, having recited: firstly, that on 2 Apr 1806 a writ was issued out of the Court of Exchequer against John Villers (described as of Coventry, gentleman [winemerchant]) for two sums of £5,000 which he owed to the Crown; secondly, that on 13 May 1806 it was found that John Villers was seised of the hereditaments hereinafter described, which had by deeds dated 5-6 Oct 1791 been conveyed to him with James Villers (in 1808 described as of Handsworth, Staffordshire, esq.) as his trustee, but that it had then been seized under the terms of said writ and another of the same date as that one for £19,029/12/4; thirdly, that a 20 Nov [1807] Exchequer order stated that the property should be sold before Abel Moyses (in 1808 of the Inner Temple, London, esq.; Deputy Remembrancer of the Court of the Exchequer) because it belonged to a Crown debtor; fourthly, that Abel Moyses' 8 Feb [1808] report certified that Thomas Baildon bid for lot 1 (a dwelling in Cross Cheaping occupied as a chemist's shop with appurtenances, tenanted by the bidder at £18/18/- per annum, being part of the Coventry and Southam property of John Villers and the late [ironmonger] Edward Villers sold at William Carter's "King's Head" inn in [Smithford Street,] Coventry on 15 Jan 1808) £340 which he should pay by 3 May [1808]; fifthly, that 11 Feb [1808] and 1 Mar [1808] orders made the Deputy Remembrancer's report absolute; sixthly, that on 3 May [1808] T. Baildon paid Abel Moyses the £340; and sixthly, that on 13 May [1808] it was ordered that Baildon should enjoy posession as from the previous Lady Day and be allowed to see deeds held at the Exchequer Court: therefore (in consideration of the £340 aforesaid and 10/- paid by Baildon and his trustee John Carter (of Coventry, gentleman [solicitor]) to A. Moyses and James Villers) Moysey and James Villers sold John Carter a Cross Cheaping/Great Butcher Row cornerhouse (between the grocer Thomas Pratt's Cross Cheaping dwelling and that which Baildon inhabited in succession to Richard Cattell), occupied successively by Thomas Holbech, Thomas Pope and Baildon; to be held in trust for Baildon.
C As to the Whole of the Premises:
III 15 Feb 1817. Will of Thomas Baildon which left his property at Cross Cheaping at the top of Great Butcher Row and Derby Lane to his brother Francis and friend Joseph Gulson (of Coventry, fellmonger) upon trust for sale.
IV 20-21 Oct 1825. Lease and Release whereby, having recited: firstly, that by indentures of lease and release dated 23-24 Jul 1789 John Ward (of Kircote parish, Yorkshire), his wife Mary and John Cooper (of Coventry, worstead weaver) conveyed to Richard Cattell (of Coventry, butcher) and his trustee John [I] Jeayes (of Coventry, lace-manufacturer) that deed's premises, John Bissell (of Coventry, gentleman) also participating; secondly, that by deeds dated 27-28 Jun 1799 Richard Cattell sold them to Thomas Goodman (of Coventry, butcher), his wife Mary (Cattell's daughter) and his trustee William Hadley (of Coventry, baker); thirdly, I; fourthly, III and the 30 Sep 1819 probate of that will; fifthly, that John [I] Jeayes survived Cattell but died intestate, leaving John [II] Jeayes (of Portsea near Portsmouth, Hampshire, a lieutenant in the colonial service on the west coast of Africa and on His Majesty's Colonial Steam Brig "African"; only surviving son of Henry Jeayes of Coventry [drawing-master] and grandson of John [I] Jeayes) his heir at law; sixthly, that the 1799 indentures and I omitted to make J. [I] Jeayes a party, so the legal estate vested in his grandson; and seventhly, that Francis Baildon (of London, chemist and druggist) and Joseph Gulson (late of Coventry, fellmonger; now of Worcester, gentleman) wanted John [II] Jeayes to assign his interest so that they could perform III's trusts: therefore for 5/- J. [II] Jeayes consigned the premises to Francis Baildon and Joseph Gulson.
V 16-17 Dec 1840. Lease and Release whereby, having recited: firstly and secondly, I, II; thirdly, irelevant 24-25 Jan 1816 deeds; fourthly, III; fifthly, that will's probate; sixthly, IV; and seventhly, that that Francis Baildon (of Highbury Place, Islington, Middlesex, gentleman) had agreed to sell the property to William Browett (of Coventry, mercer and draper): therefore (in consideration of £1,160 paid by William Browett to Francis Baildon and 5/- by W. Browett to Joseph Gulson senior (of Coventry, gentleman; late parchment-maker) and John Carter (of Coventry, gentleman [solicitor])) Joseph Gulson senior, John Carter and F. Baildon conveyed to Browett inter alia (a) I's messuage and (b) II's cornerhouse, both inhabited by [the nurseryman] John Ogden; to be held by Browett with Thomas Gill (of Coventry, yeoman) as trustee.
VI 17 Dec 1840. Assignment of Mortgage by Demise for 1,000 Years whereby, having recited: firstly, the 25 Mar 1799 mortgage recited in I; secondly, I; thirdly, that the £200 was paid by Thomas Baildon to Jeremiah, John [II] and Edward Brierley who signed a receipt endorsed on I but that Elizabeth Brierley did not, so her interest remained in one-quarter of the mortgage; fourthly, that she had died, by her will having appointed as executors Jeremiah, John [II] and Edward Brierley, who proved it on 11 Mar 1806, since when Jeremiah had died; fifthly, that Joseph Gulson (who latterly lived at Lark Hill, Saint Martin's parish, [near] Worcester [but outside the city's jurisdiction]) by his will appointed his [fellmonger-]son Edward, Samuel Burlingham (in 1840 described as of Rose Hill Place, Saint Martin's parish [within] Worcester, merchant) and John Gulson junior (in 1840 of Coventry, gentleman, late banker) his executors, but only Samuel Burlingham and John Gulson junior proved it on 19 Jul [1840]; sixthly, V; and seventhly, that S. Burlingham and John Gulson wanted the term assigned to John [II] Brierley of Brandon and Edward Brierley of King's Newnham, both Warwickshire, gentlemen: therefore (for 5/- paid by John Brown Twist (of Coventry, gentleman [solicitor]) to each of Burlingham, John Gulson, John [II] Brierley and Edward Brierley) Burlingham, John Gulson, J. [II] Brierley and E. Brierley (on behalf of Francis Baildon) transferred to John Brown Twist the mortgaged premises in trust to attend William Browett's inheritance.
