Whereby, having recited: firstly and secondly, John Weston Perkins' will and codicil; thirdly, his death and probate; and fourthly, that Lawrence Hands (of Baginton, Warwickshire, esq.) has agreed to sell Job Hart (of Coventry, builder) property for £480/19/11: therefore for that sum Lawrence Hands conveys (a) two messuages with one garden on the corner of Weaton Street, Coventry (occupied by James Hawkes and Herbert Lindon) with frontages of 40 feet to that street and 82 feet to Vine Street and covering 342 square yards (formerly parts of Pool Close, Great Spring Close, Lesser Spring Close, Pump Close and Middle Close), reserving access for occupiers of plots to the west (which L. Hands has conveyed to John Lester [(weavers') harness maker]) of a five-foot wide road at the back of the garden, they paying proportionately for the road's upkeep; and (b) five plots in Cox Street to which they have an 85-foot friontage, covering 1,084 square yards and forming others parts of the same closes, bounded north by a plot which Hands has sold to David Gardner [loommaker], east by an intended 5-foot wide back way thence to Saint Peter's Street, south by a similar back way from Cox Street to that other back way and west by Cox Street, allowing Job Hart use of the back ways if he pay a proportion of the upkeep; also (c) rentcharges: Hands covenants to produce deeds.
