Having recited: firstly, that on 2 Feb 1817 Elizabeth [I] Eagle senior (of Leamington [Spa]; widow of Thomas [I] Eagle of Allesley, Warwickshire, landsurveyor and one of the daughters of John Barber (of Allesley, gentleman, deceased) and his heir at law) and her children Thomas [II], Catherine, Elizabeth [II], Hannah and John entrusted to Edward Goodall ([of Coventry,] banker) Milwards Messuage, with appurtenances, at Allesley (successively occupied by William Townsend, William Nicholes, John Barber, Thomas [I] Eagle and John Eagle) on behalf of John Eagle; secondly that, by his 3 Nov 1823 will, J. Eagle left his mother the messuage for life with remainder to his brother Thomas [II]; and thirdly, that on 18 Dec 1823 Elizabeth [I] Eagle conveyed the premises to Thomas [II]: therefore Thomas [II] Eagle (of Red Cross Street, London, distiller) charges to William John Reeves and James Reeves (of Holborn Bridge, London, colourmen) and Charles Reeves (of Ely Place, Holborn, Middlesex, gentleman) Milwards Messuage (occupied by him) for redemption of £2,000 plus £5% per annum interest in the Middle Temple dining hall by 3 Sep 1825: furthermore, having recited:- fourthly, that, as Thomas "Good" (of Holborn Bridge, London, merchant) was to marry Elizabeth Reeves (spinster), he had on 19 Oct 1813 entrusted William John Reeves, James Pugh, Thomas "Road Knight" [Roadknight} and William [Roadknight] with £2,000 in 3% consols; fifthly, a deed poll (date not shown) upon that marriage settlement whereby Thomas Wyatt (formerly "Goode") and his wife Elizabeth appointed James and Charles Reeves as trustees instead of James Pugh and the Roadknights; and sixthly, that £1,870 of the £2,000 was lent to T. [II] Eagle in pursuance of the £2,000 investment in consols, whereas the balancing £130 is Thomas Wyatt's: therefore William James, James and Charles Reeves will stand seised of the premises so that the £130 may be in trust for T. Wyatt.
