By Jonathan Grundy (once of Coventry, then of Wigston Parva, now of Thornton (both Leicestershire), esq.) and William Gilbert (merchant), Stephen Smith (silkman) John Smith (gentleman), George Secker (mercer), Edward Gravenor (weaver), Benjamin Masfen (mercer), John Bronley (mercer), Simon Villers (merchant), William Belcher (merchant) and Richard Sprigg (fellmonger), all of Coventry, Bond's Hospital trustees, to Joseph Cox (of Berkswell, Warwickshire, husbandman) of "the three Taylors", "the two Wood Grounds", "the Calves Croft", "Beech Wood Field" "the two Home Fields", "the two Thistley Fields", "the Rough" and "the four Meadows" at Beechwood, Berkswell, normally known as Beechwood Farm (70a., successively occupied by Edward Gardner and Thomas Docker): to be held from [25 Mar 1748] for 21 years at £50 per annum plus £5 per annum per acre of meadow tilled at any time, or over 20a. of the rest during the final quinquennium, or over 1a. planted with flax at any time; re-entry if the rent fall 21 days behindhand or there be unlicensed assignment; only threshing on the premises, the tenant may spread 100 quarters of lime and deduct that charge from his rent.
