Whereby, having recited: firstly, that Thomas [I] Coke (of Coventry, gentleman, deceased) was seised of premises as below, by his 7 Dec 1835 will leaving them to his wife Mary along with several adjacent closes, with remainder to his son Thomas [II], his grand-daughter Martha Coke and her issue successively, naming [the banker] William Prime and [ribbon-manufacturer] Stephen Hammerton his executors; secondly, that Thomas [I] Coke's otherwise-irrelevant 23 Aug 1836 codicil added Thomas Rogers [auctioneer] to the number of his executors; thirdly, that T. [I] Coke died during 1837, William Prime and Thomas Rogers proving the will on 19 Jul of that year; fourthly that Mary Coke died on 25 Jan 1836 and was buried on the 30th. in Saint Michael's churchyard; fifthly, that Thomas [II] Coke died on 20 Mar 1856 and was buried on the 25th. in Chaddesden cemetery near Derby; sixthly, that on 3 Mar 1836 Martha Coke married [the farmer] William Jephcott at Saint Michael's, Coventry, her children being Thomas Henry Coke Jephcott (in 1875 of 1, Hobson's Court, Meadow Road, Leeds, railway clerk), William Frederick Jephcott, Sidney Coke Jephcott, Emily Maria Coke Jephcott, Martha Elizabeth Jephcott, Isaac William Coke Jephcott (in 1875 of the aforesaid 1, Hobson's Court, painter), Charlotte Ann Coke Jephcott (in 1875 of 35, Wellington Place, Barker Street, Lozells, Birmingham, spinster), Frances Louisa Jephcott and Edward Coke Jephcott (in 1875 of 35, Wellington Plac aforesaid, draper); seventhly, that William F. Jephcott died on 13 Nov 1841 aged two, and was buried in Saint Michael's churchyard; eighthly, that Sidney C. Jephcott died on 3 Oct 1842 aged one, and was buried likewise; ninthly,that Emily Maria Coke Jephcott married Henry John Norris (in 1875 of Coventry, watch--manufacturer) on 21 Mar 1871 at Saint John Baptist's church; tenthly, that Martha Elizabeth C. Jephcott died on 11 Nov 1851 aged six, and was buried at Coventry Cemetery; eleventhly, that Frances Louisa Jephcott died on 28 Aug 1853 aged one, and was buried similarly; twelfthly, that Martha Jephcott died on 4 Apr 1858 and was buried likewise (being survived by her husband, Thomas Henry C. Jephcott, Emily M.C. Jephcott, Isaac William C. Jephcott, Charlotte Ann Coke Jephcott and Edward Coke Jephcott), William Jephcott dying on 23 Feb 1862 and being buried in Coventry Cemetery; and thirteenthly, that Thomas Henry C. Jeophcott, Isaac William C. Jephcott, Charlotte Ann C. Jephcott, Edward C. Jephcott and Emily Maria Coke Norris, all adult, have agreed to sell the premises to Robert Henderson (of Malone Park, Belfast, Ireland, esq.) for £4,203/6/-: therefore, in consideration of £840/13/2 [one-fifth of £4,203/6/-] each to Thomas H.C. Jephcott, the Norrises together, Isaac W.C. Jephcott, Charlotte A.C. Jephcott and E.C. Jephcott, they sell Robert Henderson the sometime Stivichall House and lands, as shown on a marginated plan, now known as "Stivichall Villa" (lately inhabited by [the ribbon-dealer] Henry Madle, esq.) with "Top Close", "Villa Close" and "Villa Croft" (lately farmed by Henry Madle and - Cottrill), togehter with the adjacent public house called the "Stivichall Arms" which William Jephcott built (now - Cottrill's dwelling), all on the northern side of the Coventry-Warwick turnpike and in Saint Michael's and Saint John Baptist's parishes, now estimated as measuring 12a. 0r. 36p.; to be held by R. Henderson with John Brown Twist (of Coventry, gentleman) as trustee; covenants against dower.
